Toen werd besloten dat de bewoners nieuwe woningen zouden krijgen, vroeg dat om een uiterst zorgvuldige aanpak. Trude de Vroomen (architect-partner), Carin Timmermans (architect) en Arjan Wever (projectleider) van onze vestiging in Heerenveen vertellen over dit project.<\/h5>\n
Wat was precies de opdracht?<\/em><\/p>\nTrude: \u2018Er worden 113 woningen gesloopt. De bewoners krijgen daar nieuwe huizen voor in de plaats, aangepast aan de eisen van nu. Wij kregen de opdracht om het ontwerp- en bouwproces voor de bewoners zo goed mogelijk te begeleiden.\u2019<\/p>\n
Hoe pakten jullie dat aan?<\/em><\/p>\nCarin: \u2018Bij zo\u2019n proces komen heel wat emoties en frustraties los. Dat vraagt dus om goeie soft skills<\/em> en een persoonlijke benadering. De bewoners hebben grote behoefte om gehoord te worden en wij luisteren. En dan helpt het dat we zelf in het noorden wonen, Grunnegs proaten<\/em> en weten wat er leeft.\u2019<\/p>\nTrude: \u2018Bij INBO hebben we veel ervaring met participatie. Nu bouwden we voort op een proces dat we eerder voor een sloop- en nieuwbouwproject in de Zuiderzeestraat in Lemmer<\/a> hadden opgezet.’<\/p>\nCarin: ‘Zo ontwikkelden we de superconcrete en overzichtelijke Opwierder Routekaart<\/em>. Daarmee weten de bewoners, alle partijen in de bouwcombinatie en de Nationaal Co\u00f6rdinator Groningen (NCG) van begin tot eind precies waar ze aan toe zijn.<\/p>\nDie duidelijke afspraken en strakke planning geven hen overzicht in het proces. Het proces en de planning zijn dus heel belangrijk. Hoe beheer je die zo goed mogelijk?<\/em><\/p>\nCarin: \u2018We introduceerden twee collectieve ontwerpateliers. Eerst inventariseerden we alle woonwensen. Die vertaalden we voor de tweede ronde naar een keuzeboek voor de bewoners.<\/p>\n
De vier verschillende typen woningen vormen de basis. Arjan: \u2018Alle mogelijke combinaties van de bewonersopties checken we van tevoren op bouwkundige en regeltechnische maakbaarheid, zodat er geen vertraging in het proces komt. Door slimme engineering van het bewonerskeuzeboek zorgen we tijdens de individuele gesprekken voor een effici\u00ebnt en helder proces.\u2019<\/p>\n
Trude: \u2018Daarna volgen nog drie gespreksrondes met individuele bewoners. Die vinden plaats in een voor hen opgezette showroom met mock-ups van badkamer- en keukenopstellingen uit het keuzeboek. Daar worden de woonwensen besproken aan de hand van het keuzeboek. Zo stellen zij zelf hun huis samen.<\/p>\n
Na elk gesprek krijgen de eigenaren binnen 14 dagen een tekening van hun nieuwe huis.\u2019<\/p>\n
