De Trudo Toren in Eindhoven is de eerste Bosco Verticale in Nederland. En wat nog specialer is: het is de eerste ter wereld in de sociale huursector. Sinds 2014 realiseerde architect Stefano Boeri al bijna 30 groene torens, allemaal in het luxere woonsegment. Mede dankzij co-architect INBO en aannemer Stam + de Koning kreeg de Italiaan het op Strijp S voor elkaar de toren dermate effici\u00ebnt te bouwen, dat het mogelijk werd om de 125 appartementen onder de huurtoeslaggrens te verhuren. INBO bedacht een effici\u00ebnte bouwmethode die het mogelijk maakte om de toren te realiseren voor de sociale huursector. Toen voormalig directeur van woningcorporatie Sint Trudo Jack Hock tijdens een bezoek aan Milaan de Bosco Verticale van Stefano Boeri zag, wilde hij een zelfde gebouw realiseren in Eindhoven. Het had flink wat voeten in de aarde maar nu staat de groene toren er. Spectaculair van buiten \u00e9n van binnen. De startersappartementen vallen net in de sociale sector met een huurprijs van 633,20 euro (december 2021).<\/p>\n

Op de 3e verdieping zijn er vijf appartementen en een grote gemeenschappelijke ruimte met sanitaire ruimten, een keuken en een zeer ruim terras, waar de bewoners werkplekken inrichtten en andere activiteiten kunnen ontplooien. Daarboven zijn er 15 verdiepingen met elk acht appartementen. Iedere woning heeft een vrije hoogte van 3,5 meter. De hoofdopzet is heel eenvoudig: Rond een kern van schachten, trappen en liften bevinden zich op\u00a0 verdieping 4 t\/m 18 elk vier hoekappartementen met een verblijfsruimte van 50 m2 en daartussen vier appartementen van 36 m2 (gebruiksruimte inclusief badkamer en installatieruimte is respectievelijk 60 en 45 m2). Ze zijn bedoeld voor een of twee personen.<\/p>\n

Veel complexer was om een effici\u00ebnte manier te bedenken om de balkons en de grote bakken te verankeren aan de gevel en vloeren. Het enorme gewicht van de boom- en plantenbakken \u2013 met tot wel anderhalve kuub grond erin \u2013 stelde hoge eisen aan de draagkracht van de constructie.<\/p>\n

De bouwkundigen van INBO hebben het esthetisch ontwerp van Boeri technisch uitgewerkt en engineerden de prefab betonnen bakken waar de bomen en struiken in groeien. Iedere boom weegt samen met de bak en de aarde een paar duizend kilo. De betonnen vloeren en balken zijn ter plekke gestort. Van Berlo: \u201cEr zit veel meer gewapend beton in om het gewicht van de plantenbakken te dragen. Niet creperen maar floreren<\/h3>\n","text_right":"

Op het eerste gezicht zie je niet direct een patroon in de gevel, de variatie in balkons en bakken lijkt enorm. In werkelijkheid zijn er slechts zes typen bakken, die per twee verdiepingen voorkomen en in de twee verdiepingen erboven worden gespiegeld. Om de vier verdiepingen herhaalt zich dit patroon.<\/p>\n

Opdrachtgever en ontwerpers willen de natuur laten floreren en niet laten creperen, zoals vaak gebeurt bij daktuinen of gevelgroen. Qua landschap, groen en biodiversiteit is het adagium: meer is beter. Daarom pakt men hier groot uit met groen, met enorme bakken met echte grote bomen. Die zijn vooraf meerdere jaren in speciale airpots gekweekt die optimale kluitvorming geven.<\/p>\n

Doordat elke loft beschikt over een balkon met twee grote groenbakken, biedt het gebouw ruimte aan maar liefst 135 bomen, sommige tot wel 6,5 meter hoog. Daarnaast groeien in en aan het gebouw ook nog 1.500 struiken en 8.500 vaste planten. Critici van verticale bossen noemen het greenwashing en pleiten voor de aanleg van parken op maaiveld in plaats van betonnen gebouwen met een groen laagje aan de gevel of op het dak. Maar de bomen aan de Trudo Toren zorgen wel degelijk voor 50.000 kilo CO2-absorptie op jaarbasis, voor schaduw in de appartementen en voor een groene beleving voor de bewoners. Iedere boom moet ook op grote hoogte weer en wind doorstaan. Daartoe zijn de kluiten van de bomen in de bakken verankerd en als de bomen tot een bepaalde hoogte zijn gegroeid, worden ze ook met staaldraden aan rvs haken aan de onderzijde van de balkons erboven bevestigd.<\/p>\n

Onder die balkons zitten ook veel zwarte haken, waaraan speciaal getrainde tuinmannen kunnen abseilen om groenonderhoud te verrichten. Ook is er is een systeem van leidingen en sensoren die per bak de voeding en watertoevoer regelen. De diepe bakken hebben twee watertoevoeren, een voor de bomen en een voor de kleinere beplanting. Onder de grond bevinden zich vier bassins waarin in totaal 80.000 liter regenwater opgevangen kan worden. Vandaaruit wordt het automatisch opgepompt naar de Het gebouw is enerzijds heel extravert en maakt een duidelijk statement richting de omgeving. Aan de andere kant probeert het van binnen de mensen samen te brengen, een community te maken. Bijvoorbeeld in de vorm van de gemeenschappelijke binnen- en buitenruimte. De corporatie stelde zich ten doel om direct vanaf de oplevering een actieve community te hebben die echt een bijdrage levert aan het complex. Om een dit te bewerkstelligen zijn 80 van de 125 woningen toegewezen op basis van motivatiebrieven. Daarnaast zijn vijftien woningen toegewezen via de reguliere procedure van sociale woningbouw. Dertig woningen zijn gereserveerd voor flexbewoners, statushouders en urgenten.
